A neighbor-run service for RAB homeowners

Somebody on the island has it handled.

RAB Concierge is a personal concierge and homeowner advocate for our community — the person who checks the house, meets the repairman, and decodes the HOA letter, so you don't have to organize it, travel for it, or worry about it.

How this started

It began with a conversation by the pool.

A neighbor — sharp, funny, perfectly capable in most ways — mentioned she'd forgotten the name of someone she'd known for years, and that the small machinery of owning a home here had started to pile up: a letter from the association she didn't quite understand, a contractor who never called back, a repair she couldn't be here to supervise.

She didn't need a property management company. She needed a person — someone in the community, who knows the buildings, the rules, and the local trades, and who will simply take care of it and report back honestly.

That is exactly what RAB Concierge is.

"Plenty of owners here don't need more services. They need one trustworthy neighbor with a phone, a car, and a list that gets shorter."

The place itself

Around Runaway Bay

No stock photos — this is the actual community: the sign on Gulf Drive, the pool deck, the dock out on the bay, the sun coming up over the water, and the day ending over the Gulf. If you live here, you already know every one of these spots.

What gets handled

The whole list, off your plate

If it involves your home at RAB and it needs a person standing there, on the phone, or at a desk sorting it out — it belongs on this list.

Home watch & check-ins

Regular walk-throughs of your unit while you're away, with a written report and photos after every visit.

  • AC, water, and leak checks
  • Mail and packages collected
  • Flush, run, and inspect — the details insurers ask about
  • For owners who leave their vehicles at RAB: Vehicle check/start

Vendors, handled

The plumber, the AC tech, the appliance delivery — scheduled, met at the door, supervised, and verified before anyone gets paid.

  • Quotes gathered and compared
  • Access for workers when you can't be here
  • Photos of finished work, sent to you

The HOA, decoded

Association letters, forms, rules, and deadlines translated into plain English — and the follow-through done for you.

  • "What does this letter actually mean?" answered
  • Forms, approvals, and ARC paperwork filed
  • Deadlines tracked so nothing lapses

Storm season, ready

This coast teaches hard lessons. Before a storm: patio furniture in, supplies checked. After: a prompt inspection and an honest report.

  • Pre-storm securing of your unit
  • Post-storm damage check with photos
  • Insurance documentation gathered early

Arrivals & departures

Coming down for the season, or closing up to head north — the home is opened, stocked, and aired, or shut down properly.

Hey, you're on vacation!

  • Groceries and essentials in before you land
  • RAB Regulations — guests are handed the Association's regulations handout, which renters can't access on the RAB website themselves
  • Car, golf cart, and patio set right
  • Closing checklist completed on departure

Paperwork & patience

The unglamorous stack: insurance renewals, service contracts, warranty claims, utility mix-ups — sat with, sorted, and finished.

  • One organized file for your home
  • Renewal dates watched, nothing missed
  • Phone-tree battles fought on your behalf

Who it's for

Built for three kinds of neighbors

Different situations, same relief: somebody local, known, and accountable is looking after the place.

One

Snowbirds & second-home owners

Your home sits empty half the year in a hurricane zone. RAB Concierge is your eyes here — scheduled checks, storm prep, and a call the moment anything needs a decision.

Two

Neighbors staying put

You love it here and intend to stay — but the ladder work, the hold music, and the fine print have gotten heavier. Keep the independence; hand off the friction.

Three

Families helping from far away

Your parent owns at RAB and you're three states away. You get a local person you can call directly, with honest reports after every visit — not a call center.

How it works

Three steps, then one phone number

No app to learn, no portal to log into, no ticket queue. This runs on conversation.

Step one

Say hello

Call or write with whatever is on your mind — one task, a whole list, or just "I don't know where to start." The first conversation costs nothing and commits you to nothing.

Step two

Walk it through together

We go through your home and your list in person, agree on what gets handled and how often, and put the arrangement in plain writing — including the price, before any work begins.

Step three

It's handled

From then on it's one call, text, or email. Work gets done, you get a clear report with photos where they matter, and your list gets shorter instead of longer.

Straightforward pricing

No packages, no retainer games, no surprise line items. Work is priced simply and agreed in writing up front — regular home-watch arrangements and one-off tasks alike. If a job isn't worth what it would cost, you'll be told that too.

Who you'll be dealing with

A neighbor, not a call center

RAB Concierge is run personally by Richard Tramontana, an RAB owner and year-round resident. When you call, he answers. When someone meets the repairman at your door, it's him.

Richard comes to this honestly: a career in education, eleven years as a police officer before that — work that runs on showing up, keeping your word, and writing down what happened. He started RAB Concierge for the reason described above: neighbors in this community who are fully capable of running their lives, and occasionally outmatched by the logistics of a second home, a storm season, or an association rulebook.

Small on purpose — a handful of households, known by name, looked after properly.

Off duty

Off the clock. Never off the island.

That's the pair you'll meet by the pool and on the dock — Richard and Demi on inspection. Hat, sunglasses, relaxing in the sun. On duty or off.

Relax, we’ve got it handled.
